Harder to Qualify
Home equity loans are harder to obtain than they were a few years ago. Lenders have tightened the rules for qualifying for a home equity loan. Due to the higher risk of defaults on home equity loans, as well as the drop in home values in many parts of the country, some lenders have ceased offering home equity loans entirely. There are also some lenders who no longer will offer 'stand alone' second mortgages, second mortgages when they are not also the primary loan issuer. They are concerned that the fall in home values could continue, leaving them unable to collect on a loan that goes into default, due to the fact that the second mortgage holder holding the junior or secondary lien position.
Manage Your Credit Score
Credit scores are more important than they used to be, for qualifying for a home equity loan. Previously, a strong equity position could compensate for a less than stellar credit rating. Now, lenders want a borrower have adequate income strong in income and credit. If your credit is not strong enough to qualify, find out what credit score the lender requires and work to improve your credit score.
Shop Around
Just because fewer lenders offer home equity loans than did so a few years ago, it does not mean that you cannot find a willing lender. When you decide to take out a home equity loan, you may find it easier to get the loan from the same lender with whom you have your first mortgage.
Sometimes, local credit unions are a good source for home equity products. Also, check with the bank with whom you do your normal banking. That bank may offer loans to its customers that are not available to non-customers. Do thorough online research, checking to see what is available and comparing interest rates and fees.
Home equity loans can be an excellent way to get the money you need to consolidate debt, pay for a child's college education, complete a home-improvement project, or pay for necessary medical treatment. Make sure that you do your homework before you talk to a lender, so that you will get the best loan possible
