Joint tenancy is a manner of titling real estate that contains specific rights and liabilities for each concurrent owner. It is used often by married homeowners for their family home, although there is no requirement that joint tenants be married.
If what you wrote is accurate, this is classic language used when conveying real property to joint tenants. I do not see that the seller is a joint tenant with you and your spouse.
However, I want to caution you I have not seen the documents you have in hand. Consult with an Illinois attorney who will be able to review all of the documents in person, and give you a more precise observation. See the Bills.com resource Joint Tenants to learn more about the rights and liabilities of joint tenants.
I hope this information helps you Find. Learn & Save.
Best,
Bill
