This past summer I was shopping around for a refinance and came across Quicken Loans through an online matching service. I was also matched with a few other lenders so I was able to compare Quicken against their competitors. While my experience with all of the lenders that I spoke with was good, Quicken beat the competition with their excellent follow-up and good rates. They were also able to get my loan closed quickly, which was a big deal for us. Shop around first, but I'd recommend Quicken Loans.

The loan officers will not honor your requests. They hassle you by phone and will not give up. And they put me off over and over and finally when I wanted to quit dealing with them, they finally told me that I did not qualify for a loan.

Quicken Loans was easy to deal with - straight, to the point and professional. I've dealt with the larger banks in my past two refinances and it was a real upgrade to deal with Quicken on my most recent. It also helped that we got a great rate. We had talked to a couple other lenders and Quicken's rates and fees were competitive. We chose Quicken because we just felt more comfortable that they could get our refinance completed in a timely manner. It wasn't our cheapest option, but it was right for us.

We search for places on the web who advertise that they refinance manufactured homes. Quicken Loans and their subsidiaries advertise that they work with manufactured homes. When we apply and get phone calls from them they tell us that they do not do manufactured homes. They really are worthless in that they advertise a service they do not provide. False advertising...

Quicken loans was the only lender that wanted money upfront to give you their good Faith Estimate. Another lender warned me that many people that gave quicken their money did not get applied to their closing costs even after they said that's where it would go. the lender we went with was Journey Financial. they were very polite and up front about EVERYTHING including their closing costs. They also did not request any money upfront.

We went through Lending Tree so multiple mortgage lenders contacted us. Quicken was the first to contact us and asked for our credit card or bank card number for a $500. deposit. We gave it, thinking (stupidly) that if we didn't sign anything we wouldn't be charged anything. Wrong. We went with a different broker and Quicken deducted $16.90 from my account last week.

I felt it was the old bait and switch. Advertise 3.9%, then when final came you had to prepay interest so that it wouldn't go up over 4 1/2. After finding and faxing all required papers assuming all was done and waiting for closing I was notified that it would cost me $3000 more to close. Payment was rendered for appraisal. I have not recieved the appraisal. I paid for it. Send it to me. You keep the copy. Appraiser came up with same price paid for house, we have added $200,000 to house. Not good.

The loan did not go through. The appraisal process was poorly handled and the appeal process was a joke. I ended up receiving an FHA refinance through a different broker. Quicken Loans never suggested the FHA option--it required delaying closing about 1 month to include a construction loan. Quicken was interested in a "quick" turn. I felt bad for the loan officer because his back-up team including management were non-existent.

All personnell involved did an excellent job. Your way of doing business on line is great. However, in my case the loan was turned down. Incorrectly by my view as the underwriters use systems that may be outdated. My credit rating was excellent, I pay all bills on time but they only looked at my debt to income without excepting the FACT that I had income they found unacceptable. $6,100 was not in their guideline.

I was referred to Quicken Loans in hopes of re-financing my current mortgage at a lower interest rate. The initial contacts were all favorable, but favorability quickly transformed into unacceptable customer service. First let me mention that my credit score is over 800, so there was never a problem with my credit worthiness. I was referred ad-infinitum to a bevy of "loan specialists" who always assured me that the new loan was ready for final approval.

Quicken loans made the refinancing process simple and relatively quick. Most documents were handled electronically, but there was always a real person, easily accessed on the phone, whenever I had a question. I would definitely recommend them!
Late errors delay payoff for weeks after closing

A missed signature was not caught until well after closing. Quicken knew I was away on vacation but reachable by cell or e-mail. I was not contacted and remained unaware the payout was not made to the primary and secondary lenders. A fine mess to have to deal with weeks after the payoff was to have taken place. Quiken did pickup the costs and interest due to missing the payoff date

Loan turned out to be a bait & switch. Signed up because of low rate (3.9% ). I expected some closing costs, but not the $8,000 prepaid interest being charged. Swallowed that, then would have had to pay extra ($3000) days before closing because appraiser was low. Our area was not significantly hit. Purchased 2003 $272K, apprse$300k. Put in $190K in improvements and addition. Plus 3 season room w/sauna & hot bub. Got bas good rate with local bank.

Mr. Jim Duffey, the loan agent, did not inform me that my application would be cancelled if I placed my house in the market for sale. I happened to mention this information to Mr. Duffy's coworker. Mr.Duffy called me to verify this information then informed me that my application was cancelled by his company. I was required to pay $500.00 when I submitted the application. I believe I should get, at least, a partial refund since there was no appraisal done (Mr. Duffy 's suggestion).

Their staff is very knowledgable and respond quickly. They are friendly and even bothered to wish me a Merry Christmas. I personally think their rates could be lower, but maybe it's other loan companies false advertising of much lower rates that makes Quicken's rates not seem the lowest. It's also nearly impossible to borrow less than $100,000, but I was able to refinance thru Quicken for a $35,000 loan.

The time that I take to write this is more time than I was afforded with Quicken Loans to discuss my loan. I was told they had internal constraints and due to their issues I would have to reapply. This deadline was reached due to Quickens internal rules and their inability to communicate with me. They chose to let a computer generated letter inform me of a decline rather then show an iota of customer service. All this after I spent $2400 per Quickens for items requested by them. I will never use Quicken again.

I dealt with Quicken about a loan. They told me my rate would be 4.625 when we looked closely at the loan they had the rate at 4.87. They also dealt with an appraisal company that appraised our property at $130,000. We had it reappraised after we changed lenders at $270,000. I sit on 5 acres and have a remodeled home with a 1800 sqft work shop. I would not deal with these people again!

My experience was terrible. I was charged up fron costs that violated HUD rules. In addition, extra fees were charged for documents that are public record and closing was unnecessarily delayed. The final insult was the mortgage rate was approximately .25% more than large banks, e.g. Wells Fargo.

I was never told that I would be charged these fees and I did not need an appraisal anyway since I was going VA. This was the quickest & easiest refinance we have ever done. Tim Barry, located in MI, was awesome! If I called or emailed, I had an answer within, usually 2 hours. I've never had service like that! I think the fees were less, but all that paperwork is confusing! Tim did help sort through it all, however, & we were VERY happy. We lowered our rate a full percentage point and Tim even went over other options & the pros & cons of each. We would definitely work with Quicken again

After I was told what my loan rate would be (~4.35%) and paid the $500.00 deposit, I received an email that my rate had increased. If you are a first time buyer and have purchased a house before you shouldn't look and futher in looking for a Home Loan because Quicken is the only place to go. Dealing with Anwar was a nightmare. He requested endless information and charged me $500 to hold an interest rate that was later changed. The information that I was asked to sign and return had incorrect info on every page. After signing a few I realized it was a really bad idea to sign incorrect infomation and return it to be changed later? Doesn't make sense when you think about it. For $500 more, he would correct the documents, however. What a deal. $500 leason learned.

Quicken promises a lot but at the end just collect your appraisal fee and leave you high and dry. They ask for more and more personal financial information then blame the underwriters for refusing the loan even though my credit score is 760! This may just be a scam to use your financial information or earn a fee for not giving you a loan.

Quicken Loans strung us out over 6 weeks, constantly asking for more information, charged us for an appraisal and kept asking for stuff such as detailed explanations of exactly where our funds were coming from and details regarding fund transfers. We have our own business, having been in operation for more than 16 years. Yet, we were contantly challenged as to the validity of financial information supplied. Closing funds changed 5 times, and each time we were ready to comply. Yet when enough was enough they said we did not have enough collateral, terrible waste of time and painful process with Quicken!

I responded to a Quicken ad that showed a very attractive refinance 30-year fixed rate even for those with upside down mortgagaes. All I got was a bait and switch from every one of the five lenders who called. All offered loans that were at least 1% higher than the advertized rates.

Hard to get phone calls returned, and was very unsatisfied with the appraisal company. I left this "business arrangement" scammed out of $400.

I put in my info and was instantly bombarded with many lenders. They didn't offer deals that were better than what my current bank offered and were typically much worse. The people didn't seem overly knowledgable and continued to pester me for weeks after I had told them all that I chose a lender. It was terrible!

My wife and I have excellent credit and over 50% equity in our home. The rates and fee's quoted by Quicken Loans were similar to other Large Banks. I did find better with my local bank. Quicken was the second lender I spoke with in my search to refi our existing loan. The rep was knowledgabe, but way too agressive for my taste. I felt he was more concerned with closing the sale at that moment than hearing what I had to say. I was very put off by the pressure to make a decision at that moment.

I still don't think I got the best rate, but I will admit there is a lot about the process I don't understand. Ian tried to educate me anyway. Excellent rates, terrific customer service, wonderful follow-through and very knowlegable. Went with THEIR suggestion that I give my lender one more try and they were correct; I got a much lower rate from them. If I hadn't been able to work with my lender, I'd have gone with Quicken in a heartbeat! In fact, if things fall through with my lender, I may STILL go with Quicken.

I was not contacted by the loan officer. The ladies who transfered to the officer did not return calls as promised. I had a blanket loan and I was promised a return call with an answer on how to refinance. I had plenty home equity and was not looking at a cash out solution. Does one property get paid off and the other have the mortgage. I was flexible and just wanted to participate in the low interest environment. My loan is and always has been in good standing. Customer followup is extremely poor.

Appraisal was incorrect for sq ft

Everything went well and was satidfied with Quickien until they appraised my home and was approx 750 sq ft less than my actual sq ft. It's a tr-level and the appraiser did NOT count my family room, look out lower level with firplace, bedroom, 1/2 bath that was originally built with the house. It's a tr-level - why would you not count the lower level, 1/3 of the house? This reduced my appraised value per Quicken for a VA Streamline to an unacceptable value for the VA re-fi. Went with another company.

Having dealt with QL in 2005 and been a victim of their "bait & switch" tactics, I have since been vigorously advising family and friends to avoid, ignore, repel and discredit Quicken Loans and instead take their financial affairs to other lenders or banks, where local people recognize that it does not pay to lie and cheat their clients. Everything was fine with quicken rep, I had same problem with appraiser who came up with ridiculously low appraisal that just happened to coincide with what you find at my tax assessor's website...which doesn't keep up with actual values.
