Bills.com (and the websites it manages, including www.theeasyloansite.com, www.refinance.com, www.lendage.com, and www.americanmortgageeagle.com, collectively "Bills.com") is a personal finance website that helps people with tools, information and suggestions on financial decisions.  Bills.com helps site users to get in touch with licensed mortgage brokers and licensed mortgage lenders and banks (collectively, “mortgage originators”) of their interest in obtaining a mortgage loan. 

Bills.com assists users who: (1) complete a brief information form on our website; and (2) request that Bills.com provide their information form to one or more mortgage originators. When a mortgage originator receives an information form from Bills.com, the mortgage originator will contact the users directly.  Bills.com will not, to it's best knowledge, forward users’ information to any nonexempt, unlicensed mortgage originator. 

As the mortgage originators are completely separate entities and are not affiliates or agents of Bills.com, Bills.com is not responsible or liable for the services provided by the mortgage originators to whom we forward user information.  Bills.com can neither endorse nor guarantee the services or products of the mortgage originators with whom we work, including, but not limited to advertised rates, points or loan programs.  Conversely, Bills.com shall not be liable for any damages concerning the information provided by the user, including but not limited to accuracy and errors.

Bills.com does not charge site users for any services.  Bills.com is compensated directly by the mortgage originators with whom we work.  Accordingly, Bills.com shall not be liable for any costs incurred by users in doing business with any mortgage originator. 

In order to provide our services, some states may require Bills.com to be licensed as a mortgage broker.  Please note that while certain states require at minimum one individual to be licensed as a mortgage loan originator, we neither originate loans nor employ loan originators.

The Housing Financial Discrimination Act of 1977 Fair Lending Notice
It is illegal to discriminate in the provisions of or in the availability of financial assistance because of the consideration of: (a) trends, characteristics or conditions in the neighborhood or geographic area surrounding a housing accommodation, unless the financial institution can demonstrate in the particular case that such consideration is required to avoid an unsafe and unsound business practice; or (b) race, color, religion, sex, marital status, national origin or ancestry. It is illegal to consider the racial, ethnic, religious or national origin composition of a neighborhood or geographic area surrounding a housing accommodation or whether or not such composition is undergoing change, or is expected to undergo change, in appraising a housing accommodation or in determining whether or not, or under what terms and conditions, to provide financial assistance.

These provisions govern financial assistance for the purpose of the purchase, construction, rehabilitation or refinancing of one-to-four unit family residence occupied by the owner and for the purpose of the home improvement of any one-to-four unit family residence.

If loan request is forwarded to a Lender that makes an offer to you, under RESPA within three business days from the date you submit an application to the Lender, you should receive from a good faith estimate from the Lender and an initial disclosure statement required under the Truth in Lending Act.  If the Lender denies your request for credit and that action is based, in whole or in part, on any information contained in a consumer credit report, you have the right to obtain, within sixty days, a free copy of your consumer credit report from the credit reporting agency that compiles and maintains nationwide consumer files. Additionally, you have the right to contest the accuracy or completeness of any information in a consumer credit report furnished by the consumer credit reporting agency by directly contacting them directly.

An applicant, if married, may apply for a separate account.

Mortgage Loan Disclosure Statement

Bills.com is compensated for its mortgage broker services when your inquiry is forwarded to the Lender; this fee is flat regardless of whether or not the loan closes.  This is the total compensation Bills.com receives from the Lender for its services.  I acknowledge that the mortgage broker fee will be paid to Bills.com and that there is no other mortgage broker fee agreement between us.

Financing Agreement
In accordance with D.C. Code Ann. § 26-1113, if you work with a Mortgage Originator via your inquiry submitted through Bills.com, LLC, the Mortgage Originator shall issue a Financing Agreement. This agreement shall include: 1.) the terms and principal amount of the loan, 2.) an explanation of the type of mortgage loan being offered, 3.) the rate of interest that will apply to the loan and, if the rate is subject to change, or is a variable rate, or is subject to final determination at a future date based on some objective standard, a specific statement of those facts, 4.) points and fees, if any, to be paid by the borrower or the seller, or both; and 5.) the term during which the financing agreement remains in effect.  This financing agreement must be execute by the Mortgage Originator and must be delivered at least 72 hours before settlement.

Bills.com originates neither mortgage loans nor commitments. As such, even though Bills.com will pass on your loan inquiry to participating Mortgage Originators, Bills.com cannot guarantee the acceptance of potential borrowers into any particular loan program or promise any specific loan terms or conditions.  Should a potential borrower work with a Mortgage Originator linked via Bills.com, the Mortgage Originator will provide a good faith estimate that discloses settlement charges and loan terms. At the time a good faith estimate is provided to the borrower, the Mortgage Originator must identify in writing an itemized list that provides the recipient of all payments charged to the borrower.  The documentation you receive will also include information on whether any fees paid are refundable.

Interest Rate Lock-In Agreement: Should you, the borrower, apply for a residential mortgage loan and an interest rate lock-in agreement has not been entered, then disclosure must be made within three (3) business days that the disclosed interest rate and terms are subject to change. Conversely, should you, the borrower, enter into an interest rate lock-in agreement with one of our mortgage originators then written confirmation of such lock-in agreement must be received within three (3) business days.
Idaho Prepayment Penalty Disclosure:  Should you, the borrower, refinance or pay off your residential mortgage loan before the date for repayment stated in the loan agreement, you may be charged a prepayment penalty fee.  The mortgage originator with whom you apply for a mortgage must send you written disclosure of the prepayment penalty fee provision within three (3) days of receiving your residential mortgage loan application. Please review all your documents closely and fully understand all terminology, including the prepayment penalty provision, before signing your loan agreement.

Escrowing of Consumer Funds
Bills.com does not collect fees or any money from the consumer, thus, no escrow account is required.

Consumer Protection Bond
A surety bond in the amount of $25,000 is on file with the Office of Consumer Credit Regulation in the State of Maine.  This bond acts as consumer protection for any person or persons who may have a cause of action against a loan broker. 
If you have a claim against our company which cannot be resolved through informal means, you may institute an action to recover your loss from that bond by filing a written complaint with the Director, Office of Consumer Credit Regulation, 35 State House Station, Augusta, Maine 04333-0035.
