I am considering buying a home in a number of years. In the meantime I am trying to improve my credit by taking out a mix of credit cards, auto loans, and personal loans. I plan on taking amounts that I can easily afford. I am wondering if there is such a thing as a minimum credit score requirement?

Credit Scores are important

In general a low credit score means either not qualifying or paying a higher price for your loan.

What is a minimum credit score?

Credit scores are based on your credit history, as reported by the consumer credit reporting agencies — Equifax, Experian, and TransUnion. There are a number of different credit models for different types of loans (mortgages, auto loans, personal loans).

Here are the top three five factors based on the level of their importance of your FICO score:

  • 35% on your payment history
  • 30% on the amount you currently owe lenders
  • 15% on the length of your credit history
  • 10% on the number of new credit accounts you've opened or applied for
  • 10% on the mix of credit accounts you have (mortgages, credit cards, installment loans, etc.)

The most popular credit score is the Fair Isaac & Co. (FICO) Credit Score, although the Vantage score is becoming more popular. The FICO (and most Vantage) credit score ranges from a low of 300 to a high of 850. Keep in mind that you can purchase Credit Scores and even FICO scores, they are not always the same as the one used by the lender.

Credit Score Ranges:

The range of FICO scores vary between 350-800. Different sites translate those into different categories ranging from bad to excellent. Experian classified the different score by categories and the amount of people estimated to be in those groups:

  • Very Good: 700-739
  • Good: 670-699

Minimum FICO Scores: Different Loan Types

You can find much information about minimum credit score requirements for different mortgage products, such as a FHA loan or a Conventional loan. Even so, the minimum score required will vary between lenders and also be affected by your overall personal situation.

Other loan products such as auto loan or personal loans vary greatly between lenders. One thing to keep in mind is that a lower credit score will affect the rates and fees that you pay. The median credit score of newly originating borrowers declined slightly for mortgages, to 755 from 760. For auto loan originators, the median score increased to 707 from 705.

Minimum Credit Score Mortgage:

Based on their data the median credit score for mortgage increase from 707 in Q4 2006 to 781 in Q1 2011. The median score dropped somewhat but is still high at 755. As far as minimum credit scores, only 10% of the population had a credit score of 645 or less. This is 67points greater than the 578 credit score in Q4 2006.

Minimum Credit Score Auto Loans:

Based on their data the median credit score for auto loans is much less. Overall credit score distribution for auto loans has been much less volitale. The median score for Q4 2017 was 707, 48 points higher than that for mortgages. At the lower end 10% of the population had a credit score of 575 or less compared to the 645 score for mortgages.

I applied for a house and car loan few month ago. I was rejected because of my low credit score of 545. I owned a home for 18 years, never once late on the mortgage payments. Sold in 2006 and all 3 credit bureaus recently removed this and say I have no recent credit? Then dropped my scores nearly 200 points. I tried all i could to get my score to as excellent as it was but all effort doesn't yield any result. What should I do?

Given where you are today, it is going to take time to establish the kind of credit score and credit history that lenders require to approve you for a loan at a good interest rate. Your situation illustrates that it is best to monitor your credit consistently, not waiting until you are thinking of buying a home or a car. If you take the right steps, you can establish excellent credit in 18-24 months. 

Be sure to avoid any promises you see online about shortcuts to have FICO scores of over 800 right away. These are scams, trying to get you to pay money for something you want (good credit), but that they are not going to deliver.

Aging of debts happens and the credit bureaus only keep information from 7 years from the last activity on the account, not 7 years from when an account was closed or charge-off or sent to collections. It's hard to believe this only item was impacting your scores. You had no other tradelines within 7 years? No car payments? No lines of credit? Like Daniel stated, you would have to reestablish credit with secured loans or secured credit cards, but a fast way to make you look good on paper is by having someone add you as an authorized user on a credit card, an account preferably over 2 years of on-time payments, the longer the better when you have no established payment history. If you had a lot of debt or high balances on cards, going on an authorized user for a card with a very high limit, like15k - 30k, that has a very low balance. Also, putting activity on your cards. Some people think just having the cards will help their scores but unless you utilize the cards and put activity on them, it wont help, cards inactive for long periods of time. The CBs treat them as closed accounts and it doesn't really impact scores.

I am 37 and have amassed $45,000 in credit card debt (over three cards). I have student loans, a mortgage loan, and an equity line of credit. I have never been late with any payments. However, I got a bit stressed with the high credit card debt. I almost filed for chapter 7 on the credit card debt only while keeping my mortgage, equity line of credit, and student loan payments, but I make too much money to qualify for a Chapter 7. What do you suggest I do?

As of now, the best mortgage option for a person whose credit is not good remains an FHA loan. While many, if not most, FHA lenders require a minimum credit score of 620, there are FHA lenders who go down to 580.

You may want to check into the NACA Programs, If they work in your area, they will not only get you approved, but you will get around a 4% mortgage through them.
