I refinanced in Oct 2002 to a 15-year fixed 5.5% for $145,000. We paid the mortgage off aggressively and now only owe $66,000, about $15,000 variance on the good side. I also have a $21,000 line of credit at 3.25% variable rate for a family room which we just built. My total debt is about 87,000 which we plan on having paid off in 5 years. I have a question about VA loans. Can I apply with you for a VA mortgage refinance loan? I want to know if people who served can get a better rate through a VA loan. Thanks, you guys have great articles and great answers. Hopefully you can give me some advice on a VA mortgage loan.

Within the past two years, my income has decreased. I entered into a debt program to pay off credit cards. To date only one card has been satisfied. My credit score has been negatively impacted by financial status and I am currently experiencing difficulty paying my bills. Would like to know if refinancing mortgage to pay off debts would be viable option for us?

Oct/10Mark CappelOctober 1, 2010I am looking to refinance my home -- this is my only mortgage. I've been quoted a rate of 4.375%. The mortgage amount is $560K. The appraisal has just come back and has been valued at $900K. The LTV ratio then is 62.22%. Should this affect the rate I am offered?
