Is it better to refinance for a 30-year term, and lower monthly payments, or refinance for a 20-year term, with no change in monthly payments?
Are there any lenders out there that will refi 100% loan to value? I have a first for $260K and a HELOC for $63K. $325K is what the house is worth. I would like to pay both of these notes off with a 15 year fixed note refi. I am willing to bring in some cash if required, but would like to keep it minimal. Credit score = 800.
Do you have to close your current HELOC when you refinance your first mortgage if the HELOC balance is zero? Our HELOC is with Bank of America and we have a great variable interest rate at 3.25%. I would like to avoid having to go through the hassle of applying for and paying any fees for another HELOC if we refinance. Besides, the new rates would be higher. Thanks.
